Residential Tenancies Act of 1997, was rewritten in 2007, to accept the concept that low-income tenants deserve relocation money if being asked to leave based on desire of owner or buyer to build condos on their rental or lease home (or business).
The 2007 Act however stipulated the home must have a minimum of 6 low income renters to qualify for relocation money. The home in question has 4. So, we had to go to City Council, on behalf of our neighbour, to ask for the exemption of 6 only, to be exempted to 4 units allowed.
The City Council meeting was a meeting called & publicized to see if neighbours approved the proposed condo development. You get a pile of paper delivered to where you live notifying you of time, date, location of meeting.
If you go, know this , you only have 5 minutes to speak, so prepare & time your speech. Also, if what you have to say is long & you cannot attend the meeting, though it is better if you do, then you can submit by email 2 weeks before the meeting to an email address they give you in the pile of paper- usually a city clerk who works for a city planner.
Once City Council agrees that you are entitled to relocation money publicly, then you can go to the developer (your new landlord who just bought your home), & negotiate how much money you deserve, need, want. 15 thousand dollars is on the record in Canada so far, relocation money.
You will then sign form to say you will move out, say in 3 or 4 months, & they will send a cheque to your lawyer or to you directly or to a notary public you know who might be cheaper.
Find out who the developer is by paying for a title search of your own property. We use Documental Search House. They are great. You can pay & receive the whole kit and kaboodle online. They will search public records for you. Or you can go yourself & search for free. You can also find out things like why your landlord sold, like do they owe taxes & were locked out? etcetera…
